Eco‑residential and hospitality development

Description

Vallata is a Colombian organic citrus producer and exporter. Vallata is focused on the sustainability of their processes and the social impact of their activity. In addition to agriculture, the Santamaría family group, which owns Vallata, also develops real estate projects through Origin Land Company, its affiliated entity dedicated to sustainable land management and tourism.

The funds raised through this campaign will finance the next phase of Origen Suroeste, a 326‑hectare eco‑residential and hospitality community in Santa Bárbara, near Medellín, Antioquia. Developed on land previously used for cattle grazing, the project is transforming degraded areas into restored ecosystems and high‑quality living spaces.

This financing will support seven strategic areas, including the development of a boutique hotel, installation of electrical and hydraulic infrastructure, wastewater treatment systems, construction of internal roads, and common‑area facilities. The hotel will also serve as a sales office and hospitality hub, creating synergies between tourism and real estate sales.

The project will include residential lots and a boutique hotel, designed to integrate hospitality with real estate sales. Common areas such as a clubhouse, equestrian center, tennis courts, and a golf practice range will be developed in line with the region’s ecological context.

By integrating real estate development into its diversified business model, Vallata aims to contribute to sustainable land use while expanding opportunities for local communities and investors.

The promoter’s goal is to raise a total of 800.000,00€ to finance the project. This is the first campaign to do so. 

This is the promoter’s fifth campaign, after four successful financings in the citrus sector: 525.500€ in Lime Packing House to co‑finance the construction of a cutting‑edge lime packing house in Valle del Cauca, 370.000€ in Lime Packing House II to support the promoter’s export business, 350.000€ in Lime Packing House III to scale operations across six citrus farms, and 200.000€ in Vallata Growth to continue financing productivity improvements across the farms.

The Impact

Promoting the creation of green Jobs: This loan will create 50 additional jobs  in the permanent structure of the hotel in the following fields: hospitality, farm management, environmental conservation team, administrative and finance team.

Promoting equitable access to drinking water: Two water treatment plants, financed by the loan, will be installed supplying the hotel and donating surplus capacity to the town of Bellavista, providing clean drinking water to over 200 residents. 

All the wastewater generated onsite will also be treated, with at least 70% being reused for agriculture. The site is off grid for wastewater, making this infrastructure essential.

Promoting integrated water management practices: A water collection system will be installed in rooftops and permeable surfaces directed to dedicated cisterns to be used for agriculture, cattle irrigation, landscape maintenance and will meet 30% to 40% of total water needs.

Promoting sustainable land use: A structural part of the project is the rehabilitation of the complex land and river basin, previously used for cattle grazing. This project consists of the conservation of 81,7 hectares (25% of the complex area) through the creation of natural corridors to protect 4 water sources and the expansion of 6 different forest pockets.

Financial viability

Repayment will come mainly from the sale of residential lots and income generated by the boutique hotel at Origen Suroeste.

Vallata is responsible for servicing the loan, while Origin Land Company, the affiliated entity managing the real estate development, generates the revenues through project execution. This alignment between Vallata’s financial responsibility and Origin’s operational role ensures that repayment capacity is supported by ongoing sales and hospitality activities.

Guarantees

The loans granted to the developer VALLATA S.A.S. by investors will be secured, as provided for in the loan agreements associated with the campaign, by the following:

  • 1st degree mortgage under Colombian law on six rural plots of land (lots 36, 38, 39, 21, 24, and 28) in Santa Bárbara – Antioquia with the following property registrations No. 023-23198, No. 023-23200, No. 023-23201, No. 023-22975, No. 023-22978, No. 023-22882, respectively. The properties will be transferred to Vallata S.A.S. and are valued according to the official property appraisal at a total value of 4,822,058,899 Colombian pesos (corresponding to EUR 1,051,015.24 using the conversion rate of 10/09/2025).
  • Autonomous personal guarantee under Colombian law (“pagaré”) from Alejandro Escobar Santa Maria with Colombian tax number (“NIT”) 1128443367, for the total amount of the debt.
  • Autonomous personal guarantee under Colombian law (“pagaré”) from Rafael Santamaria Villegas with Colombian tax number (“NIT”) 1037628644, for the total amount of the debt.

The Promoter

About Vallata SAS

Created in 2017 by the Escobar Santa Maria family, Vallata S.A.S. is a testament to their founders' agricultural passion. 

In 2009, a family from Antioquia bet on their land and planted their first citrus tree. Over time, what started as a small plantation became a citrus exporting company. Today, Vallata has hundreds of hectares planted and managed by highly trained agronomists and many farmers. The promoter closed 2024 with 135 full-time workers. 

Under Alejandro Escobar Santa Maria’s leadership, the company has grown with operations in Medellin’s headquarters, Antioquia’s farms, and Valle del Cauca’s packing facilities.

The promoter's main activities are the production and sales of citrus fruits, especially limes, oranges, and lemons. From the planting of the trees in the nurseries to the delivery to the final customer. Vallata also plans to produce avocados, vanilla beans, and cashew nuts.

Main export destinations include the USA, the European Union, and the Caribbean. Their mission is to grow in the international market, contributing towards sustainable development in different regions in Colombia, specifically Antioquia and Valle del Cauca.

In addition to agriculture, the Santamaría family group also develops real estate projects through affiliated entities such as Origin Land Company, focused on sustainable land use, tourism, and community development.

To establish a production method that respects the environment, Vallata has dedicated years of effort to certify their processes, endorsing their commitment to environmental excellence and social responsibility:

  • Global G.A.P: sets standards for agricultural production, covering aspects such as food safety, product quality, environmental management and worker health, safety and welfare.
  • Global G.A.P GRASP: assesses aspects such as working conditions, worker training and participation, occupational health and safety, and compliance with local labor legislation.
  • Mayacert Ecologic Standard: sets standards for environmentally friendly production, ensuring compliance with specific ecological criteria to promote sustainability.
